remove attic fan -entire unit

I need to remove the entire attic fan unit and replace it with a new one (no replacement motor available for old unit)

HOW do I remove the unit from the roof since it is nailed, and roofing cement probably used.

Will the shingles be ruined?

If yes, HOW do I replace just the ruined shingles?

The fan and any roof flashing and hood will be separate. Just focus on the fan and you will certainly find bolts that attach the frame to the roof or chase. The flashing / cap is separate and can be left undisturbed with the new fan installed below.
