      THIS ROOM IS AN ADD-ON TO A HOUSE THAT WAS ORINGINALLY BUILT IN 1982. THE ADD-ON OCCURRED ABOUT 1990 OR 1992 AND THE SLAB IS TO LOW. EVERYTIME IT RAINS, WATER COMES INTO THE ROOM, THEREFORE WE REALLY CAN’T PLAN A FAMILY ROOM OR ANYTHING. WE WERE THINKING ABOUT PUTTING GUTTERS AROUND TO SEE IF THIS WOULD HELP OR TEARING THE FRAM OF THE ROOM DOWN AND AMKAING A PATIO. ANY SUGGESTIONS WOULD BE APPRECIATED.

      If you have any drainage in your yard at all, you can re-grade to lower the ground and make water flow away from the house. This is heavy duty grading we are talking about and it will destroy existing landscaping. The work around is to first dig up plants you want to keep and plan on establishing new beds and lawns after the work is complete.

      The alternative is to create a curtain drain and mechanically pump water away from the house. This is a ditch around the low area of the house that has perforated drain tile in it and is backfilled with course drain rock. The drain tile is directed to a large sump equipped with an electric pump. A discharge line moves water to the downhill side of the lot. This is also a fair piece of excavation and involves some electrical work.

      short of tearing up the slab you could try to put exterior drain tiles around the structure and divert the water away from the house… gutters could help too. Also, landscape around the structure to make water run away.

      Sounds like the water is seeping through the walls.

      We were looking at purchasing a house until we had it inspected. The foundation is constantly damp and the street floods. The house has flooded before and has a water mark on the downstairs curtains. The house is located in Savannah Georgia (which has flooding problems) and is a very beautiful older home. I am looking for any solutions which won’t cost a fortune. Anything out there?? I’m having a hard time letting this house go. Inspector said “Run.”
