easement question

my neighbor has natural gas, with piping through an easement under a further neighbor’s property. I’d like gas through the same route, but it would require trenching my neighbor’s property. Can I force him to give me an easement for such?

Is the gas that your neighbor has from a well on his property or is it from a public utility? If it’s from a utility, talk to the utility.

If it’s from your neighbor’s well, you need to check your deed and his deed for any covenants on this subject? This really is something that you would need to review with a lawyer who is knowledgeable about the requirements of your particular state.

Can you ‘force’ him to grant you an easement?

No.

And you really shouldn’t try to force him since you are ultimately going to have to live next to him.

You can ask pretty please with sugar and peaches on top if he will consider granting you a utility easement thru his property….but if he still says no…get propane.
