My husband and I are looking at a home that is old, added on to in 3 different areas, the roof needs replaced and there are septic problems. It was suggested that it might be less expensive to just tear it down and build a new home in the same spot than it would be to do all the repair work (since the home is so old.)

I have not had the repairs estimated yet, but very curious at this point.

Only if the purchase of the house and its demolition is less than the price of simply buying a building lot will the option to demolish and rebuild be a practical one.

If you demolish and build a new house, would it be in compliance with town ordinances(building set back from curb and side property lines). With a rebuild that might not be a problem.

Before making a decision, check out the septic problem. This needs to be solved before you do either. You can build a nice new home but if you have a bad septic system, there are still going to be headaches.
