My house has 4 bedrooms and 2 full baths. I am having a contractor remodel the master bath. He recommends going with a nice, big shower in place of the tub/shower that is currently there, but I am worried about the resale value of the house. I don’t have any children, but I expect that a family would buy the house if I sell it since it is pretty big. Wouldn’t they prefer 2 tubs as opposed to one tub and one shower?

      Thanks!

Actually you make a very good point I am a realtor and yes it would effect the resale value of your home. Do you have room for a jacuzzi tub and a shower? If not I would go with the really nice tubs equipped with a shower you should have both every piece counts in value when you go to sell. Here in canada a 4 piece bath beats a 3 piece. shower is 1 tub is 2 and toilet is 3 sink is 4. If you have 2 sinks and a bidet on top of that it is a 6 piece bath. every piece counts. I hope that answers your question.

The sale of the house will not depend on whether or not one of the baths has a tub or shower. Someone buying the house will buy it for location, features, etc. The tub or shower won’t make $500 difference in the selling price. Do what you want/like.

If it were my project, I’d go with a big shower. I have a shower and a large ‘garden’ tub in my master bath and in the 2 years I’ve been in my home, I’ve only taken maybe 3-4 baths in it. I much prefer showers.

I think parents with children usually have the kids share a bathroom (at least that’s what happened when I grew up…not that many years ago). 😉 If I were buying a house I don’t think having only one tub would make that big a difference to me. Just my humble opinion. Melissa May

Thank you all for your thoughts! I think the discussion may have gotten a little out of hand, but I appreciate everyone’s concerns about my problem. I wish I could put a huge whirlpool with 44 plus jets, an 8×10 (at least!) separate shower with dual heads and a sitting area, dual vanities, a thronelike toilet for my man, and marble all around. Though it’s still a dream for me, may all your home dreams for all of you come true! Till next time….
