Sorry, forgot to mention that the Code also requires that the emergency egress and rescue opening window shall have a minimum net clear opening height of 24″ (R310.1.2)
{This means that when the window opens it shall have an opening of at least 24″ high and can not be considered to conform to the code if the 24″ is reached by breaking our the window.)
R310.1.3 states that the minimum net clear opening width shall be 20″
R310.1.4 states that “Emergency escape and rescue openings shall be operated from the inside of the room without the use of keys or tools.”
